The East Design Review Board got its first big decision of 2024 squared away Wednesday night as it signed off on the early design elements of a proposed six-story development planned to rise on the 600 block of Broadway E.
Wednesday, the board recommended the project move forward with its Master Use Permit application where the group’s attention will turn to elements including “scale mitigation, street edge composition and high-quality exterior materials.”
Studio Meng Strazzara is leading design on the Cascade Ridge Partners development and presented a set of three concepts for the general massing of the development including a preferred design that “continues the character of the Broadway E. corridor massing vernacular” with a U-shape concept.
CHS reported here on the plans for the 121-unit, apartment building with street level commercial space and 3 live-work units plus underground parking for 127 vehicles in the 600 block of Broadway E. The more than 100-year-old structure home to Bait Shop and TRIBE Fitness would be demolished to make way for the project. Around the block, a collection of old-stock housing including a duplex, triplex, four-plex, and a circa 1908 15-unit apartment building would also be demolished for the development. The corner’s Diamond parking lot would also be part of the proposed project’s footprint.
Public comment presented to the board generally supported the U-shape concept with other suggestions focused on moving planned live-work units on the ground floor of the project to line the 10th Ave side of the building. There was also support for including brick and masonry elements in the final materials plan.
Studio Meng Strazzara has been responsible for the design of multiple area developments including the Broadway Building at Broadway and Pine and the under construction Hilltop Station development on 15th Ave E.
While the East review board found itself in action early in 2024, the year ahead looks to be a quiet one for the volunteers that serve in the group. There are no additional reviews currently on the board’s schedule. That will change with the next phase for 600 Broadway E and the project’s recommendation meeting — but that session has not yet been scheduled.
