Packard Building to open on the New Year

While the design process gets started for one Pike/Pine mixed-use redevelopment at 11th and Pine, another development at 12th and Pine is about to open its doors to those uses, mixed. Word from last night’s 12th Ave community meeting is that the Packard Building Apartments will be open on January 1, 2010 after just over a year of construction. The 56 apartment units are listed from between $1,200 and $2,300 according to the info we received from the meeting.

The development also includes about 5,000 square feet of retail space on ground level and more office space above. Now word yet on businesses opening up in the Packard but we’ll see what we can find out.

4 gorgeous retail spaces
Large storefronts, HVAC, great signage, 17’ ceilings, garage rollup doors, and heavy pedestrian traffic both day and night. 714 – 3,877 RSF.

5 mezzanine office spaces
Creative, flexible spaces, large windows, HVAC, and patios. 718 – 1,234 square feet; suites can be combined for a total of 4,704 square feet.

Rates | Retail $26-$28/SF/NNN | Office $22/SF/NNN

Let’s see if the new residents on the east-facing side of the building are smart enough to see they are moving right above a bar’s outdoor patio (the Cuff). Let’s hope they don’t move in and start b*tching about the noise and causing problems for that bar.

I had the pleasure of touring the building yesterday. This property has the hippest, most unique floor plans Seattle’s ever seen. I imagined I was looking across the expanse of Central Park in NYC. I cannot wait until it opens.

Just in case no one knows why it’s called the Packard Building, the original building was a Packard automobile dealership in the 1930s, when Packard was the top U.S. luxury make and Capitol Hill was auto row: http://packardinfo.com/xoops/html/modules/dealer/View.php?ID

I would be interested if anybody on this board will report what the leasing agents say about this. I’ll be quite angry if there is noise pressure on the Cuff.

Hippest floor plans? They are just open one-bedrooms and strangely proportioned lofts. It’s a nice building but I wouldn’t call it “hip”.

Don’t you work for Pinnacle? Isn’t Pinnacle doing the lease-up on this building?

It looks like someone placed an ugly plain box on top of a once beautiful building.

For people that are interested… I am the leasing agent at Packard Building. We are letting all people that we show east facing unites to that they do sit above the club and that there are a few nights a week where you can hear there music between the hours of 8p.m. and 10p.m. and then music is turned down due to already placed neighborhood ordaneces. After 10p.m. you can still hear the music but it is not as loud. Also would like everyone to keep in mind that we and the people that live here are members of this neighborhood and love it just as much as you do and I understand your concern. I would also like to personally invite any one that is interested in seeing our apartment homes just for fun or if you are a serious renter. We look forward to becoming an established part of this neighbor hood and all it has to offer.
