Development News - 12th Ave Marketplace

First of all, I better point out that the Design Review for the Bank of America/Broadway Farmer's Market site, scheduled for February 4th has been CANCELED. Due to recent acquisitions the project will probably be changing significantly.

But don't worry, you can still get your Design Review fix on February 18th with the 12th Ave Marketplace Project, by Dunn + Hobbes. This is the final phase in a project which brought us Agnes Lofts, and the restoration of the rest of the buildings along 12th Ave.

The last portion of the project includes  a 6-story, 60 unit apartment complex (27 parking stalls). The long skinny building facing 11th will be demolished but the two buildings facing 12th (Pacific Supply and Retrofit Home) will remain. In the center of the site a small public courtyard will connect the entire project. Check out the Design Guide for more info.

The whole project looks pretty nice and all, but I have to say I will miss that old building on 11th. I used to sit on the stairs there and watch shows on the Vera Stage at Block Party....sigh...now I might have to actually buy a ticket.

Wow, I didn't know all these developments were part of the same project. This is a great example of how urban development should happen, work around and rehab old buildings, fill in the gaps with new buildings where appropriate. Hopefully the Bank of America/ Septieme development will take some cues from this project.

retrofit
Thanks for sharing this info. I looked through the Design Guide but it was unclear about the future of Retrofit - my favorite favorite furniture store. It mentions that the building housing Retrofit will be retained. Any info about the future of Retrofit the business? Thanks!

From the developers website; The first phase of work, completed in 2003-2005, was the restoration of the historic Pacific Supply building at 1415 12th Avenue, and the renovation of the Retrofit Home building at 1419 12th Avenue.

The work on those buildings is done, so I think it's safe to assume the businesses are there to stay... right? Page 10 of the design guide shows the footprint of the new building, looks like it's entirely on 11th. It's kind of confusing though 'cause in a couple of other places it shows the site as including those two buildings on 12th.

Yeah sorry its a bit confusing. I think the two older buildings on 12th are technically part of the site because they have a bit of the parking lot but I'm pretty sure the work on those buildings is complete, unless they add retail space in the back that will face the little courtyard they are building in the center.
